We know how stressful moving home can be, so we endeavour to take as much of that stress from you as possible.
During your application, we will keep you informed of every step of the process and advise you in a timely manner if any further queries should arise.
After you have moved in, our care does not stop there. In fact, it only just starts! We will assist you with any property related issues that may arise during the term of your tenancy.
The Application Process
Once you have found a property that you would like to view, please either e-mail longeaton@tomatoproperty.co.uk or telephone 0115 8820488 to arrange a convenient time.Following a viewing, if you would like to apply for the property and meet the landlord’s requirements, a holding deposit of 1 weeks rent is required from you, and you will be asked to complete an Initial Holding Deposit Form. This will enable us to reserve the property for you whilst we carry out your application and credit / employment referencing.
We will then provide you with an application form which you will need to complete in full and provide to us any identification documents as outlined within the form. We are required to verify your identity to comply with the Right to Rent legislation which came into effect in February 2016.
Upon confirmation of a successful application, all tenants (and guarantors, if required) will be asked to come in to the office to sign the tenancy agreement. This must be completed within 15 days of the initial holding deposit being received by Tomato Property Ltd. Once the tenancy agreement has been signed by all parties, we can then proceed to organising a tenancy commencement date with you.
Prior to the agreed tenancy commencement date, a security deposit of 1 Calendar months rent needs to be paid to Tomato Property Ltd. This deposit will then be transferred into a government approved deposit protection scheme within 30 days.
You will also need to pay your first months rent (minus your initial holding deposit) to Tomato Property Ltd.
On the day of tenancy commencement, we will hand over the keys to you and a full inventory and condition report will also be supplied to you. This must be checked extremely carefully, as this document will be referred to at any interim inspection thereafter or at the end of your tenancy. If you find any discrepancies, these must be reported to Tomato Property Ltd within 7 days of tenancy commencement and these discrepancies will be noted on your file.
If your application is unsuccessful, your initial holding deposit will be refunded to you in full, except if any proposed tenant (or guarantor):
- withdraws from the tenancy,
- fails a “right to rent” check,
- provides false or misleading information within the application,
OR
- fails to sign their tenancy agreement (and/or deed of guarantor) within 15 calendar days of the initial holding deposit being received.
The above application process is in line with government legislation effective from 1st June 2019.
